Luminous ETS' team of trained flood technicians works 24 hrs on the Manual Flood Determination covering almost all states in US. We have the required software and logins to help our team in determination of accurate flood zone all time phenomenal turnaround time.

Our flood technicians use multiple tools and skills to accurately and precisely place the location of subject properties on FEMA Flood Insurance Rate Maps to determine the flood status of subject properties. We are competent enough to effectively use fallowing skills: -

• Using PLSS metes and bounds descriptions and Section, Township, Range and quarter sections to locate properties.
• Understanding legal descriptions, parcel id numbers, tax, lot, and block numbers, etc.
• Researching, purchasing, and/or obtaining various additional maps including Tax Assessor's Plat Maps or Tax Maps, Planning and Zoning maps, appraisal's subject location maps, aerials, builder's site maps, etc. and how to best transfer this additional information onto the FIRM and how to file, track and store these additional resources.
• Researching and using Letters of Map Revision and Amendment.
• Maintaining essential property databases such as subdivision location list, community contact database, etc.
• Understanding and implementing proper scaling techniques with an engineer's scale and transferring measurements from maps with differing scales.
